Home Services SMS Marketing: Win New Business (& Keep It)

By Jackie Vaughn

Everybody already knows how convenient SMS is for staying in touch with homeowners during and after jobs. You can confirm appointments, share ETAs and job status updates, send payment links, and request reviews once the work is done. Some also use it for retargeting campaigns to secure new work from customers they've already won.

What a lot of home service businesses aren't thinking about here? Using SMS to win new customers

It’s actually becoming one of the most powerful tools for reaching and introducing your business to homeowners who may not have heard of you.

And that's where GlassHouse comes in. It lets you target neighborhoods you already work in or want to break into, pull homeowner contact data, and reach out directly via personalized SMS campaigns. You're not waiting for homeowners to find you. You're going to them — like door knocking, but via text.

Using SMS to Win New Business with GlassHouse

GlassHouse homepage: Digital Door Knocking for home service pros

GlassHouse started with a simple observation: every lead-gen tool in the home services space was built on the same assumption: wait for homeowners to come to you.

Our founder spent years watching home service businesses pour money into Google Ads, pay aggregators for shared leads, and door-knock neighborhoods one house at a time. The leads were expensive, and the competition was brutal.

What nobody had built was a way to do highly-targeted outbound at scale — to identify the right homeowners in the right neighborhoods and reach them directly, before they ever started Googling. So that’s what we did.

GlassHouse is an outbound sales platform exclusively for home service and trades businesses. The concept is simple: you pull up a map, draw a shape around any neighborhood you want to target, then our system surfaces the contact data for homeowners in that area so you can reach them with personalized SMS campaigns. No middlemen. Just you, reaching homeowners on your terms.

GlassHouse is the one-and-only digital door-knocking system for home services. There's nothing else like it.

How Outreach Works in GlassHouse

We'll show you exactly how this workflow looks in GlassHouse, cover the legal stuff, and share the results our users are seeing.

The Typical Workflow

Here's what the workflow actually looks like:

  • Open the territory map. Your existing customers plot as pins so you can see exactly where you've already built a presence and where you have opportunities to expand.

  • Draw a shape around the neighborhood you want to target. You can also switch to satellite view here to get a street-level look at what you're working with.

GlassHouse Reveal: Location Types and Neighborhoods

  • Set your filters before you reveal any homeowner details. Home value, home age, lot size, income — filter down to the homeowners that actually fit your criteria. You only spend credits on contacts that match.

  • Reveal your prospect list. GlassHouse shows you all the homeowners in your target area that match your search criteria.

  • Build your campaign. Our system comes with a ton of SMS templates to get you started here. They’re all conversion-optimized, with suggestions from JackieAI and clear calls to action, proven to get results. Our team can also help you nail down your brand messaging. For example, a typical opener for a pest control company might look like: "Hi [Name], we just wrapped up a pest treatment on [Street] and wanted to reach out to a few neighbors. We'd love to do a quick inspection on your property while we're in the area — free of charge. Interested?"

  • Schedule your campaign to send.

Once your campaign is live, you can see all of the replies in your sales dashboard.

Then, you can respond and carry on these conversations yourself, or assign our AI Agent (JackieAI) to respond automatically, handling the initial back-and-forth. JackieAI can also work prospects all the way through booking appointments, so all you have to do is win the job. Our system stores the full conversation thread for each prospect, so you can jump in at any time to get up to speed.

All your hot leads route to your CRM automatically — we connect to Jobber, FieldRoutes, GoHighLevel, ServiceTitan, and most other systems via webhook. But we'll talk more about how to use the CRM connection in a minute.

The whole workflow takes about an hour or two a week. And if you'd rather have us handle it entirely, our done-for-you service covers everything up to the hot lead handoff — we build the campaigns, find the contacts, and schedule the sends.

Compliance & The Legal Stuff

The most common questions we hear from customers are, “Is this legal?” “Will homeowners wonder how we got their information?” “Will these messages rub homeowners the wrong way?”

All totally fair.

The short answers: Yes, outbound SMS is completely legal, as long as you do it right. As long as you’re delivering value and not flooding their phones, most homeowners don’t mind. A well-timed, personalized message from a local contractor working in their neighborhood lands very differently than a generic spam blast.

Now — re: as long as you do it right — there are some compliance requirements here, but we handle all of that automatically, so you’re always covered. Our legal framework has even been reviewed by Taft (a national law firm) to give you even more peace of mind. Here’s the gist:

  • Your messages go out from a local 10-digit number registered to your business EIN (10DLC registration).

  • Our contact base is scrubbed against Do Not Call (DNC) lists and the Telephone Consumer Protection Act (TCPA) litigator list. If a homeowner is on either, they're excluded from our system, so you can't contact them.

  • The platform enforces compliant sending hours, so your messages only go out during legal windows.

  • GlassHouse is not an automated telephone dialing system (ATDS) under TCPA, which means opt-in consent isn't required to reach homeowners directly.

  • Anyone who opts out is permanently removed from your contacts.

Conversion Rates & Results

Most of our customers find that GlassHouse pays for itself with just a few jobs. And for those higher-ticket trades like solar or roofing, one closed job covers the platform five times over.

The conversion rates you can expect will depend on your trade. But they're almost always inversely related to ticket size — lower-ticket services like window coverings and carpet cleaning tend to convert at 0.60% to 0.65%, while higher-ticket services like roofing come in at around 0.30% to 0.35%. Check out the full breakdown:

  • Carpet Cleaning: 0.60%

  • Window Coverings: 0.60%

  • Pest & Lawn: 0.55%

  • Dryer Vent Cleaning: 0.50%

  • Exterior Clean: 0.50%

  • Home Cleaning: 0.50%

  • Junk Removal: 0.50%

  • Tree Care: 0.50%

  • Concrete: 0.40%

  • Lighting: 0.40%

  • Water Services: 0.40%

  • Painting: 0.35%

  • Fence & Gate: 0.30%

  • Roofing: 0.30%

  • Garage: 0.25%

  • Kitchen & Bath: 0.20%

  • Mechanical: 0.20%

  • Solar: 0.20%

"Finding new client leads is by far the hardest thing in business. And GlassHouse provides a lot of leads. This past week, we sent out 33k texts for $3,300, and we've received well over 100 leads. That's 100 new leads in our CRM that weren't there before." — Tim Smeltz, owner of NextGen Seal Coat, New Jersey.

Staying Connected After You Win the Job

Now back to the CRM piece. GlassHouse helps you win new customers. Your CRM is where you manage everything else.

Most CRMs have built-in SMS capabilities, so you can keep in touch during jobs with appointment reminders, updates, and more. Contact records store the full conversation history and job details, so you can always see who you've worked with and which customers keep coming back.

Then, of course, there's retargeting. Consistent customer engagement is what turns a one-time job into a long-term relationship. Use your CRM to run SMS or email campaigns and keep winning business from the contact base you've already built. Send out seasonal promotions, annual service reminders, returning-customer discounts, and neighborhood-proximity messages like, "We're working on your street this week — want us to swing by?" Past customers are your warmest audience.

The last piece — especially valuable with outbound SMS — is attribution. Your CRM lets you see where your leads are actually coming from, so you can understand how your different marketing efforts work for you. Track who came in from GlassHouse, who found you through Google Ads, who filled out a website form, and who called in directly.

We also recommend doing matchbacks (and we can help if you're not familiar with the process). Not everyone who sees your text will reply — some will Google your company name, call in directly, and never mention the text at all. Matchbacks show you which contacts you reached out to in GlassHouse that later came in through a different channel, so you get the full picture of what your outbound is actually driving.

Using SMS to Deliver a Better Customer Experience — and Keep Them Coming Back

As we mentioned, a lot of home service businesses already use SMS to simplify communication with customers. It meets folks where they already are (on their phones), and responding to a quick text is a lot quicker and easier than fielding emails or phone calls. Here are our best practices for using it before, during, and after the job:

Booking & Appointment Confirmations

Send a confirmation text as soon as a job is booked. Homeowners are far more likely to keep an appointment they've confirmed via text than one they scheduled over the phone and forgot about. Simple, but it makes a real dent in no-shows.

Day-Of Communications

Send ETAs and a quick "on my way" message so homeowners don't have to sit around wondering when you'll show up. It's a small touch that goes a long way toward a positive experience.

Job Status Updates

For longer projects, keep customers in the loop as you go. What's been completed, what's next, and if anything's changed. Fewer surprises = fewer frustrated calls and bad reviews.

After the Job

Send your payment request via text — it gets opened and paid faster than an invoice sent by email. Follow up shortly after with a review request while the experience is still fresh.

Reactivation & Retargeting Campaigns

Building customer loyalty is a lot easier when you're already in their phone. A customer who's hired you once is infinitely easier to re-win than a cold prospect, and SMS is the most direct way to stay on their radar. A quick message at the right moment ("Your annual service is coming up" or "We're in your neighborhood next week") is all it takes to turn a one-time job into a long-term customer relationship.
